  1. Letter of Intent to Purchase Property– Approval of a Non-Binding Letter of Intent for the

Prospective Sale and Purchase of 150 East DeKalb Pike, King of Prussia, Pennsylvania

Being Tax Parcel Numbers: 58-00-09954-00-5; 58-00-06070-00-1; 58-00-06073-00-7; and 58-00-09955-00-4 totaling approximately eleven (11) acres.

 

  1. Financial Escrow Release #1 – 127 S. Gulph Creek Hotel – Retail Development. Approval of escrow release #1 to GCP Retail GP, LLC in the amount of $514,857.20 for completion of required site improvements to date as part of the land development project as recommended by the Township Engineer.

 

  1. Financial Escrow Release Final – 127 S. Gulph Creek Hotel –Hotel Development. Approval of a final escrow release to GCP, LLC for completion of required site improvements to date as part of the land development project subject to the developer entering into a completion and maintenance agreement with the Township satisfactory to the Township Solicitor.

 

  1. Financial Escrow Release #1 – 230 Mall Boulevard – Host Building. Approval of escrow release #1 in the amount of $801,054.50 for completion of required site improvements to date as part of the land development project as recommended by the Township Engineer.

 

  1. Satisfaction Agreement – Realen Valley Forge Greenes Associates. Approval of a satisfaction agreement between Realen Valley Forge Greenes Associates, Upper Merion Township and the Upper Merion Transportation Authority regarding the improvement obligations and highway assessment payments under the original Transportation Impact Fee Agreement for the development as outlined in the Agreement and subject to the approval of all the parties listed in the Agreement.

 

  1. Permission to Advertise Conditional Use Hearing – Netflix CPX, LLC, 180 N. Gulph Road – Authorization for the proper Township Officials to advertise a Conditional Use Hearing for the April 11, 2024 Business Meeting on the Application of Netflix CPX, LLC, 180 N. Gulph Road, pursuant to Section 165-168 of the Township Zoning Code, to permit the installation of a mural on the building located at 180 N. Gulph Road (King of Prussia Mall) in the SC-Zoning District.

 

  1. Budget Transfer: $32,000.00 from 01-430-3170 Snow/Ice Control to 01-430-2451 Road Maintenance Material to reimburse Bridgeport Borough for the resurfacing of Boro Line Road.
